For those of you sitting on the fence waiting for a bargain the time to call your Realtor may be now. The graphs below clearly show a dramatic decrease in Bay area home inventories combined with a marked increase in sales and pending contracts. You will also note, in the bottom graph after the 2008 free-fall, a 2nd quarter increase in median home prices. While I wouldn't anticipate any big appreciation, for the next couple of years, this is a strong indicator we may finally be seeing home values stabilize. We may even be witnessing a modest rebound as people rush to take advantage of subsidized low rates, (in the 5's), gov't bail-out incentives for banks to move foreclosures and first-time home-buyers tax credits through November.
