Good Morning!
What a busy few weeks....vacation, tax credit, buyer's are ready to buy, sellers are ready to list. This is the time to buy if you are in the market.
I notice a trend with Buyer's and Seller's...we all want to time the market. Last week I had a great story..I bought a stock called LNG 7-8 years ago for $1 and kept buying up to $20 per share....at the peak it was $50. Man was I happy....!! BUT greed got in the way and I did not sell. It fell to $2 per share a few years later. So I have been waiting for it to go back up now 5 years.....I finally sold last week for $5.00 per share...for a major loss. But if it would not have been for GREED I would have made a TON of money. Seller's are timing the market in 1 year periods..."going to ride out the market 1-2 years and then sell". It has been since 2005 (the peak). 5 years to fall, it is not a quick and easy road back up...NY has a 14 year recover, Detroit 25 years...why do you think in Tampa it will be 1-2 years??
I am telling you this story since we are all trying to time the Real Estate market. I had a Buyer tell me to call him when I saw a good deal....REALLY, call you when I see a good deal? Everything is a good deal! Everything is 50% off!! Everything is on your side......prices, inventory, lending rates.
As a Realtor in this Buyer's market the only way I see Buyer's getting off of the fence is interest rates climbing and the inventory prices starting to rise...this will make you feel you missed it and JUMP.....
