<p><strong><em><span style="text-decoration: underline;">&ldquo;Successful Short Sales for Buyers, with Nathan Bangs&rdquo;</span></em></strong></p>
<p>We expect between 80 to 120 of the best Tampa Bay area agents to attend this event.</p>
<p>We are offering a <strong>Sponsorship program</strong> to a few of our most valued vendors.&nbsp; Like I said, we intend to bring the agents great value in this program, so we only want participants that have services and products that will help agents to increase their customer service or their bottom line.</p>
<p>Stacy Dillard and I both advocate that agents build a strong group of industry alliances that they can depend on to facilitate transactions and provide the best possible service and products to their customers and clients. This is where Sponsorship of this event and future joint events is beneficial to you.</p>
<p>The Sponsorship levels are as follows:</p>
<p><strong><span style="text-decoration: underline;">Executive Certified Sponsor for $250</span></strong>: The &ldquo;<strong><span style="text-decoration: underline;">ECS</span></strong>&rdquo; vendor will have field exclusivity at this event, a table in the back of the room for the entire event and a 10 minute &ldquo;teaching moment&rdquo; in front of the room.&nbsp; We ask all of the vendors that accept this level to prepare a valuable story about how their service or product made a difference in an agent&rsquo;s business or a transaction to share during this 10 minute &ldquo;teaching moment&rdquo;.&nbsp; ECS vendors will automatically be invited and have first right of refusal to Sponsor our future joint training events for Realtors in the Tampa Bay area.&nbsp; The ECS level sponsor will have their logo on all invitations, flyers and e-mails for the event.</p>

One hangs upside down on the monkey bars, and soon everyone is doing the same. Check out a pre-teen with a punky new hair-do, or a new style of "radical" footwear, and soon their friends are following suit. </span></p>
<p><span style="font-family: arial, helvetica, sans-serif;">It continues in high school too, with "tricked out" hot cars and cell phones. So . . . is it any wonder that we attempt to duplicate each other as adults as well? We look at our desk mate's approach to getting new business, then we do the same - regardless of the fact that said desk mate is getting no results. </span></p>
<p><span style="font-family: arial, helvetica, sans-serif;">Is there an alternative to this senseless copy-cat approach to life? Yes - but making the change may not be so easy. You begin by looking inside rather than outside. With all the distractions competing for your attention, this may be the most difficult step. Nevertheless, take a look inside to determine your best talents and skills. Ask yourself, "What do I do well? What are my strengths? What do I enjoy doing most?" </span></p>

Remember, you were born an original, so put that originality to work. To help the plan work, avoid distractions from those who question your new direction, and learn to "duplicate yourself". </span></p>

<p>An extension of the homebuyer's tax credit is available for service men and women until April 30, 2011.</p>
<p>Active veterans serving on official, extended-duty service outside of the United States for a minimum of 90 days during the period between December 1, 2008 and May 1, 2010 will be granted a 1-year extension on the home buyer tax credit. Service people who meet this requirement by serving more than 90 days overseas between the aforementioned dates will qualify for the same home buyer tax if they are in contract to purchase by April 30, 2011 and complete the transaction by June 30 of next year. Veterans who are currently considering buying a new home will be excited to hear they have an extra year to buy and still qualify for the tax credit.</p>
<p>Members of &ldquo;uniformed&rdquo; services, foreign services of the United States, employees of Intelligence Community and extended duty service men and women will qualify</p>

<p><span style="font-family: arial,helvetica,sans-serif;"><span style="font-size: 12pt;"><span style="font-family: arial,helvetica,sans-serif;"><span style="font-size: 12pt;">I live downtown Tampa so one Sunday afternoon I walked over to the </span></span><a href="http://www.columbiarestaurant.com/cafe.asp"><span style="font-family: arial,helvetica,sans-serif;"><span style="font-size: 12pt;">Columbia Cafe</span></span></a><span style="font-family: arial,helvetica,sans-serif;"><span style="font-size: 12pt;"> to get something to eat.&nbsp; It was my second time visiting the downtown restaurant but not my first time at the </span></span><a href="http://www.columbiarestaurant.com/"><span style="font-family: arial,helvetica,sans-serif;"><span style="font-size: 12pt;">Columbia Restaurant</span></span></a><span style="font-family: arial,helvetica,sans-serif;"><span style="font-size: 12pt;">.&nbsp; I was introduced to the Gonzmart family and privileged to have met Adela Hernandez Gonzmart over 17 years ago.</span></span></span></span></p>

The bar looks just like the original one in Ybor City that was built in 1905.</span></span></span></span></p>

</span></p>]]></description><link>http://www.nathanbangs.com/Blog/Sellers-Get-Your-Home-Ready-For-Sale</link><guid>http://www.nathanbangs.com/Blog/Sellers-Get-Your-Home-Ready-For-Sale</guid><pubDate>Tue, 06 Jul 2010 12:45:00 GMT</pubDate></item><item><title>June 2010 Sales and Foreclosure Activity Update</title><description><![CDATA[<p>I hope you had a great 4th of July weekend.&nbsp; With the first half of 2010 is behind us now, it's time to look ahead and make the best of what lies ahead.&nbsp; With an estimated 200,000 people at risk of losing out on up to $8,000 in first time buyer tax credits, the House and Senate have passed a bill that would extend the deadline to September 30th to close on existing contracts that were signed by the April 30th deadline.&nbsp; The bill now awaits President Obama's signature.</p>
<p><strong><span style="text-decoration: underline;">AVERAGE&nbsp;RESIDENTIAL&nbsp;SALES&nbsp;PRICE</span></strong></p>
<p>The May 2010 average residential sales price as reported by GTAR of $180,244 seems to add further support to the idea that we've found a bottom in our local market.&nbsp; Since January of 2009, we have been hoovering around an average residential sales price of $177,316.&nbsp; Although we've come close, we have not broken through the low hit in January 2009.&nbsp; After about 18 months of finding news lows almost every month, we have spent the last 16 months supporting this low.</p>
<p>The Average Residential Sales Price represents the average sales price of closed residential sale transactions as reported through the MLS for single family homes, townhomes, condominiums, and villas.&nbsp; As noted on the GTAR website, these figures do not represent private sales or new construction sales unless entered into MLS.&nbsp; This is only one of many available indicators, but taken consistently over time, provides a good view of residential market activity.</p>
<p><strong><span style="text-decoration: underline;">The reality of what we've been through</span></strong> - The May 2010 average residential sales price represents a 22.64% decrease from 2 years ago, a 36.33% decrease from 3 years ago, and a 42.30% decrease from the high of $312,356 hit in July 2006.&nbsp; It is encouraging to see what appears to be tremendous support at this average sales price.</p>
<p><strong><span style="text-decoration: underline;">TOTAL&nbsp;RESIDENTIAL&nbsp;SALES</span></strong></p>
<p>In May 2010, GTAR reports 1,550 residential sales.&nbsp; This is down 4.56% from last month, up 21.86% over last quarter (3 months ago), and up 18.32% over May 2009.&nbsp;</p>
<p>This May figure is also down 49.49% from the high reached in June 2005 when 3,069 residential sales were reported, but up 119.24% from the recent low reached in January 2008 when only 707 residential sales were reported.</p>
<p>Total Residential Sales represents the number of closed sale transactions as reported through the MLS for single family homes, townhomes, condominiums, and villas.&nbsp; As noted on the GTAR website, these figures do not represent private sales or new construction sales unless entered into MLS.&nbsp; This is only one of many available indicators, but taken consistently over time, provides a good view of residential market activity.</p>

<p>&nbsp;<strong><span style="text-decoration: underline;">Monthly Foreclosure Activity</span></strong></p>
<p>The first public notice of a foreclosure is the recording of a legal document called the Lis Pendens<strong><span style="text-decoration: underline;">.</span></strong>&nbsp; This typically happens after the homeowner has missed about 3 mortgage payments.&nbsp; The Final Judgment of Foreclosure is recorded next, detailing the amount owed including principal, past due interest, fees, etc.,&nbsp; Finally the foreclosure sale is held.&nbsp; The winning bidder at the foreclosure sale, or the foreclosing lender if no one bids,&nbsp;acquires title via the&nbsp;next recorded document, the&nbsp;Certificate of Title.&nbsp; This process takes about 8 months, barring any delays.&nbsp; Because lenders are not really in the business of owning real estate, they will now attempt to sell this REO (Real Estate Owned) property and move it off their books, often times at deeply discounted prices.</p>
<p>In June 2010, there were 1,396 Lis Pendens filed in Hillsborough County alone.&nbsp; Keep in mind that there were on average 398 Lis Pendens filed in Hillsborough County during the 24 month period from August 2004 to July 2006.&nbsp; From November 2008 through August 2009, this indicator was averaging about 2,000 per month, but now appears to be on a downward trend.&nbsp; From January to June 2010,&nbsp; we have seen a 37.62% decrease in the number of Lis Pendens filed in Hillsborough County.&nbsp; This is great news and hopefully a leading indicator of a recovering real estate market.</p>

<p>The new Home Affordable Foreclosure Alternatives (HAFA) Program has started and we should see the short sale process speed up a bit.&nbsp; As I understand the program,</p>

<li>They will give the listing agent 120 days to sell the property.</li>
<li>They must accept any offer at or above the listing price.</li>
<li>And they will give the sellers $3,000 in relocation expenses.&nbsp;</li>

<p><span style="font-family: arial, helvetica, sans-serif;">Whether or not you have a green thumb, you probably know that gardens may contain either annual or perennial flower varieties. Annuals are fun to grow for several reasons: 1) they sprout quickly from seeds, 2) they flower the first year, and 3) their colors can be brilliant and most pleasing. They are also less hardy and die out at the first sign of frost. Each spring, new seeds must be planted. </span></p>
<p><span style="font-family: arial, helvetica, sans-serif;">Perennials are another story. Growing from seeds, they take longer to sprout and rarely flower the first year. Their colors are more subtle hues, and they require more attention in the early stages. They must be cut back in the winter and covered with mulch, and may require fertilizer in the spring.
