	Owning a home is seen as a big part of the American Dream. Yet it is rare for one to move out of their parent&rsquo;s home into a home of their own. At first, most of people rent &ndash; and for good reason. So when does it pay to rent versus buying a home?&nbsp; This is an important decision since Americans move frequently. According to the <a href="http://tinyurl.com/745w4h3" target="_blank">U.S. Census Bureau </a>the average American does so 11.7 times in their lifetime. This breaks down to an average of one move every five years.</p>
<h4>
	The Ticking Clock</h4>
<p>
	While the amount one can spend on a month&rsquo;s rent versus a mortgage payment is important, it is actually time which matters most. If one is expecting to stay in one place for a very short amount of time, then renting makes economic sense. However, since rents rise with time and mortgage payments do not, the longer one stays in the same place, there is less economic benefit to renting. <p>
	There is more to the equation than just time and monthly payments. Another important factor is what you are giving up and what you are gaining from renting vs. buying. It is often said &lsquo;why rent and pay someone else&rsquo;s mortgage?&rsquo; when you could be accruing equity in your own home. On the other hand, owning your own home means a variety of associated costs and responsibilities for maintenance, repairs, and landscaping to name just a few.</p>
<p>
	Renters, on the other hand, do not have to pay these housing costs since their landlord owns the building. <a href="http://tinyurl.com/6un9r36" target="_blank">This chart </a>shows many of the advantages of renting when it comes to things such as repairs and property taxes. Yet while renting is seen as temporary, there is a risk in accepting long-term rental agreements with stiff penalties for leaving early. Additionally moving from rental to rental has many hidden costs such as first and last rent up front, deposits, renter&rsquo;s insurance, the costs of the move, and having to change one&rsquo;s utility accounts and address. These costs are often not considered in the initial rent vs. buy decision.</p>

	The Decision</h4>
<p>
	The choice or renting or buying comes down to time and freedom. If you will be moving fairly soon &ndash; within a couple of years or so &ndash; renting is more than likely your best option. But if you are planning to be in one location for at least a few years, it makes sense to look into buying &ndash; and we may not again see a market with housing <em>and</em> borrowing costs as low as they are now.</p>

Existing-home sales, which include recently purchased single family, townhomes, condominiums, and co-ops, dropped 0.8 percent to a seasonally adjusted annual rate of 4.77 million units nationally. </span></p>

"The underlying reason for elevated cancellations is unclear, but with problems including tight credit and low appraisals, 16 percent of NAR members report a sales contract was cancelled in June, up from 4 percent in May, which stands out in contrast with the pattern over the past year."</span></p>
<p><span style="font-family: Arial; font-size: 10pt;">Total housing inventory rose 3.3 percent by the end of June to 3.77 million existing homes for sale. This represents a 9.5-month supply at today's current sales pace. </span></p>

"Although proposals being considered in Washington could effectively put more restrictions on lending, some banking executives have hinted that credit may return to more normal, safe standards in the not-too-distant future, but the tardiness of this process is holding back the recovery."</span></p>

During the first three months of  2011, foreclosures declined 27% when compared to the first three months  of 2010. The report was released by RealtyTrac and shows only 681,000  properties received notice of a foreclosure sale, an auction or a  default notice. <strong>Tampa Bay Realtors </strong>say fewer homes are being  repossessed, but it is not due to loan modifications because banks are  not modifying as many loans. <br /> <br />The reason behind the decline is not clear. Hope Now, in February,  2011&nbsp; modified 87,000 home loans. The number that were modified in  December 2010 was much higher at 110,000. The  number of filings would have been far higher for the quarter - about  900,000 rather than 681,000 if there had not been a phasedown while they  addressed issues regarding the &ldquo;robo-signing&rdquo; accusations. <br /> <br /><a title="Tampa Bay Realtors" href="http://www.tampabaytroubledhomes.com/" target="_blank"><strong>Tampa Bay Realtors</strong></a> say Florida is not the only hard-hit area with  filings that have dropped. The decrease was 59% in Cape Coral, FL when  comparing the first three months of 2011 and 2010. Las Vegas, which was  hard hit with the collapse of mortgages the past several years had a  decrease of 8%. <br /> <br />Florida is eighth in the rankings for the quarter and ninth for the  month of March, which is a drop say <strong>Tampa Bay Realtors</strong>. The states with  the highest foreclosures are Nevada, Arizona and California, at first,  second and third. The numbers  are for the quarter as well as the month of March. A default,  foreclosure or auction notice was only received by 1 in every 191  households during the quarter compared to 1 in every 31 homes in Las  Vegas. <br /><br />According to Hope Now, the combination of the drop in  foreclosures along with a drop in the number of people who are  delinquent on their payments by 60 days or more is a positive step. When  there are fewer homes being foreclosed on, the number of homeowners who  end up losing their homes should decrease as well.</p>
