What NOT to do if you Fall behind on your Tampa Home Mortgage Payments

If you happen to fall behind on the mortgage payments on your Tampa home there are a few things you should not do if you want to protect your interests. Many times people do not know what to do when they get behind on their payments. They are embarrassed and choose to pretend that it is not happening but that is the worst thing you can do when your Tampa home is at stake. Here are a few helpful tips.

  1. The first thing you should not do is do nothing. This is not always easy but there are options that you can try before just giving up. A foreclosure will stay on your credit history for many years and can prevent you from buying another home. It can also affect other situations when you may need credit. There may be help to keep your Tampa home, but you will not know until you explore your options.
  2. Do not deed your Tampa home to someone else. Sometimes people consider this as an option, but the property must be paid off or you will still owe your lender. Deeding it to someone else that does not make the payments, pay it off or if they sell it and keep the money, your credit will be the credit that suffers.
  3. No one should have the authority to deal with your lender over your Tampa home but you. If someone is interested in buying your home, the only interest they have is in how low they can purchase the property. They may offer your lender a very low price and if it is not immediately accepted the offers and counter offers could go on for a while. In the end if the sale does not go through, then you are left with little time to come up with another solution.  Should you decide to allow a buyer to work with your lender, do not do so without consulting an attorney or professional real estate agent. Do so before signing any contract and if a short sale is the option, you will need to have someone to represent your legal interests.
  4. Do not drastically reduce the price of your Tampa home. The longer you have to check out your options, the better. If a prospective buyer is pushing for you to sell your home, you can be sure they do not have your interests in mind; they have their own.
